Great location and fantastic team – unfortunately, a bit noisy. Overall, we had a very good stay. Here are the details: Staff: The employees are simply fantastic! Super friendly and helpful. Room: Everything was very clean, and everything you need was provided. One small point to note: There was still water in our kettle from the previous guest upon arrival – this should be checked. Location & Security: The location is excellent. The car is parked securely in the garden behind a gate and is monitored by camera. The bus stop is very close; you can reach the heart of Venice in about 15 minutes. Soundproofing/Noise: This was unfortunately the only downside. Room 108 was extremely noisy from above (perhaps due to residents on the 3rd floor?). From 9:30 p.m. to 11:00 p.m. and again from 7:00 a.m. onwards, there was a lot of noise – it sounded like a stampedo and loud singing. ``` Conclusion: If you're looking for good connections to Venice and value safety and excellent service, this is the place for you. If the noise problem on the 3rd floor is resolved, it will be perfect!

Absolutely enjoyed my stay. Got a lovely cozy room at the 3d floor. All the facilities were clean. The hotel is 10min walk from Mestre station and Venice is 20min away by bus so the location was quite convenient

A small hotel near Mestre station. That pretty much sums it up. It is a bit unclear where the bus stops to and from Venice actually are. A vague tunnel with equally vague figures runs under the train station. Busy roads around the hotel, but I slept fine despite it. Good restaurant. Breakfast itself is good, except for the coffee machine.

A perfect stay at this hotel! The staff is very welcoming and it's easy to communicate in English and even French. The rooms are clean, well-equipped, and comfortable. There's an elevator. The breakfast is good and varied, with both sweet and savory options. It's very well located for visiting Venice, as there are ACTV bus stops near the hotel (a 2-minute walk). The hotel has an excellent restaurant open in the evenings. Hotel guests receive a 20% discount on meals ordered.

I'm giving it a 3 because: the staff was very friendly and everything was clean. The hotel is close to the train station. These are the only positives about this hotel. The biggest downside is the breakfast. Unfortunately, it's clear the property doesn't care about it at all; we ate breakfast outside the hotel. A few eggs and slices of cake from Lidl weren't enough for breakfast. There were absolutely no vegetables or fruit. The breakfast was terrible. I've attached a picture. I was misled by old photos and reviews that suggested a variety of breakfasts with fruit and vegetables. It's also clear that the property doesn't care much about its guests: there's not even water in the room, and the minibar is empty. There are cups and tea bags, but not even spoons. The hotel key card holder is dirty and clearly used many times. A good hotel for a shower and a good night's sleep, but nothing more.

Very good location, friendly stuff and low price are the only advantages of this place. Rooms are pretty spacious but double bed is just two single beds put together without care, so they split during the night. Place is also lacking a bit of care - one window was duck taped, there was no drink water at all (empty fridge), no teaspoons, very old tea bags. To access the front doors is also not comfortable - there is biting tree in front of the card reader😬 Breakfast is horrible - few pieces of ham, cheese, toasty bread and few boiled eggs. We ate all our breakfasts somewhere else even if we paid for it.

Hotel is located short walk distance from train station, which takes you to the Venice Room we had very spacious, with kettle and small fridge Breakfast with good selection The only minus was kettle, to use it I had to place on the floor to nearest socket

This hotel worth every cent. The Italian receptionist was very nice and helpful, he even let us park the car for one more day even if we made the checkout. The rooms were clean and the bed was comfortable. We ate dinner at the hotel restaurant and what can I say it’s was really nice, especially the octopus. The hotel is near to the bus station, like 2 minutes (line 6 or 6L to get to Venice), and in less then 15 minutes you’re in Venice. I recomand this hotel, we will 100% come back!

Recommended hotel for location, management and cleanliness. Breakfast completely needs rethinking in terms of quality, quantity and variety. I've looked at hotels all over the peninsula and in European capitals but I've never had a breakfast like this!

The breakfast is exactly the same all the time. No variety, no vegetables, no fruits. Very limited choice of dishes. The staff is very polite and willing to help. Spacious room, but slightly lacking in equipment. Great location.
