31/05/2026: ⭐️⭐️ An excellent location, but unfortunately, it's not enough to justify the price.
Strengths:
The property enjoys a truly excellent location in Porto Santo Stefano and offers convenient parking (a real plus in this area). Special mention goes to the staff, who were courteous, welcoming, and professional throughout our stay.
Cons (Room 27):
The problems began as soon as we opened the door to Room 27. I fully understand that it was the cheapest room in the property, but there are limits to everything, especially when you're paying €150.00 a night.
The room is so small that it's uncomfortable: once you open your suitcases, moving around becomes virtually impossible. Furthermore, upon our arrival, we found that both the air conditioning and the television weren't working.
The real sticking point, however, was the bathroom, which was completely dysfunctional: the sink measures just 20 centimeters, making it literally impossible to use without flooding the entire place or having to perform acrobatics.
Conclusions:
Flexibility on "basic" rooms in seaside locations is fine, but charging €150 a night for such limited space and non-functioning amenities is frankly madness. A property with this potential should guarantee minimum standards of livability in every single room.
15/05/2026: Minimal reception but with friendly, efficient, and professional staff. Rooms are spacious enough with all the essential amenities, though the mattresses are perhaps a little old. Spectacular views. Excellent location, close to town. High-quality and varied breakfast. Excellent dinner.
