5 stars for a 3 star hotel, you can't expect to be in a luxury hotel. It has everything it needs to have and more. The location is wonderful, with a large park outside, beautiful and well-kept. The common areas are very artistic, with musical instruments, CDs available, a small library, paintings and statues. The breakfast is plentiful and good. The service is excellent, the waiter is very nice and kind. Convenient to Rome, even if the transport is a bit hit and miss, but we managed to get around very well.
