We were in Baia di Conte end July-beginning of August 2025 for 2 weeks. I think it deserves a bit of a more accurate review to really explain what is good and what less of this place. Let's start from the negatives, that are few, but important. The hotel is part of the Futura Vacanze chain. but we did not know when booking. We tried to book directly with the hotel, but our booking in some way was handled half by Futura and half by the hotel. We did some requests during the booking (adjacent rooms, we were 3 families, and we asked not to be on the ground floor), we did the booking in February for July, and even so basically none of our requests was granted. The problem most likely is the poor communication between Futura headoffice and the hotel, and we understood this happens often, with the result that the hotel staff has to deal with it. Believe me, they do it in the best possible way, but it feels like the main office gets the money, creates the problem, and leave the people there to sort it out. Not nice. Other negatives are the outdated character of the structure, somewhat rundown in parts and again, it is left to the people working there to make the most out of it. We never used the big pool during our stay, surely because of the wonderful sea, but in part also because the pool was really not in the best shape...
Last but not least, and this of course is something that the hotel has little control over, is the high percentage of rude clients, that became unbearable in August. Families with kids running on scooters in the restaurants. People getting monstruous amount of food at all time of day, with no limits or control, and often just throwing most away. I understand the all inclusive policy, but maybe it should be better thought...But I realize the main problem here is the terrible decline of general politeness level of humankind.
Now, going to the positive. As you may have guessed, THE PEOPLE WORKING THERE. They are all amazing. They work long hours, they have to deal with problems the did not create, they have to deal with so many rude and impossible clients (see the bartender beaten up because he was asking a 15 yo to show which bracelet he had- that determine which type of all-inclusive you have the right to...). I would like to thank personally all of them, really, they made the difference and they are THE ONLY REASON I GIVE 5 STAR to this place.
The food, despite being a buffet, was amazing, especially the first week of our stay. Varied, tasty, original.
The seaside was beautiful, water was clear but not the Caribbean type you may think of, due to the stony floor.
So, all in all, a wonderful holiday, this place has so much potential but not sure they will ever decide to invest enough to bring it to the full...

This is not a 4 star hotel. It’s an old hotel with all amenities that tick all boxes. I liked staying there for my kid.

We stayed from August 23rd to 30th, 2025. Although the facility in general needed some updating, it's still a great place to spend a lovely family vacation.
Special mention goes to the entertainment team, which deserves more than 5 stars, if that were possible, starting with the village manager Davide, moving on to Tommy and Iacopo from the 10th club, Ciccio, Angela, Davidino, and everyone else.
The food could be improved a bit, but overall the buffet was pleasant.
As for the beach, after a few pebbles at the entrance, the sea was nice (though not perfect), and if you wanted to avoid the pebbles, you just had to move away about twenty meters.
The excursion to the Maddalena Archipelago was beautiful, although a bit expensive.
If there was one negative, it was the full-inclusive plan, which was only available at the main bar and not at the beach and pool bars. If you pay more, you should be able to get service at all the hotel's facilities, not just one not close to the beach and pool (where you spend most of your time).
It was lovely to see the wild animals in the evening, coming up close enough to touch.
Overall, recommended for families.

We returned to Baia di Conte with hearts full of anticipation, tied to this enchanting place that, despite everything, remains one of the most beautiful places to spend a vacation. The bay is simply breathtaking: crystal-clear water and a picture-postcard landscape. Although some parts of the beach have rocks that make entering the water a bit difficult, the spectacular views more than make up for it.
The food truly exceeded expectations: varied, plentiful, and always well-cooked. Sincere compliments to the kitchen!
The rooms are very spacious and comfortable, suitable for large families. The entertainment is engaging but never intrusive, perfect for those who want to have fun but also for those seeking relaxation. The mini club is also excellent, run by very kind and attentive young women. Kudos also to the photographers: friendly and always available. The bar staff is kind and cheerful. Special thanks to Alessandro, the young waiter in the dining room: a novice, but truly kind and always available.
Unfortunately, however, I cannot help but highlight some serious issues that impacted our experience. Cleaning, both in the rooms and in the common areas, was decidedly inadequate. Stairs, shared bathrooms, and shared spaces were often very dirty. In the rooms, despite repeated complaints (including directly to the manager), cleaning was almost nonexistent for 10 days. Bathrooms and floors were never cleaned, balconies inaccessible due to dirt, sheets and towels were often forgotten, rooms were left messy, and even doors were left open, posing obvious safety risks.
Even more disappointing was the way the complaints were handled by the front desk: phrases like "We hope this place closes down" or "Cleaning is not our problem, it's outsourced" are truly unacceptable and leave a bitter taste in the mouth. Guests should never feel dismissed or treated condescendingly.
With serious cleaning management, greater care of the outdoor areas, and a bathroom renovation, this place could return to the splendor it deserves. It would be a real shame to let it go like this: it has all the potential to be a top-notch establishment.
In conclusion, Baia di Conte remains a beloved place, with breathtaking views, good food, and friendly staff, but it urgently needs a change in its operational management to truly live up to expectations.

I wonder why people complain. Experience is always subjective, of course, but here, objectively, there's nothing to say, in the sense that you have to be objective about what you expect. The most common complaints I've read are about the pebbles on the beach because the photos don't convey the idea, that it looks like a lake... hmm, let's blame nature now! I don't spend anything here, except that the catalog features stock photos, which I guarantee aren't retouched, but perhaps just a little dated... but it IS the Sardinian sea, given the colors that characterize this part of the coast... then we come to the DATED village, yes it is, very dated, and that's also quite evident: three concrete structures perfectly in line with the photographic representation of Futura Vacanze.
LONG CHECK-IN TIME: I was the first to suffer from the wait, but EVERYWHERE it says check-in is FROM 5 PM and not AT 5 PM. If you show up before that time, even though you haven't received any QR code message they leave asking for information, well, if you wait before that time, it's a waste of time that fuels the frustration of the wait. I fell for it too, since I'm with my family, so I wasn't the only one making the decision. Everything was promptly resolved by Francesca, a Futura Vacanze assistant, because on Saturday the 30th there were indeed some OBJECTIVE mix-ups. But if you arrive by boat in the morning, I recommend dropping off your bags and enjoying the area. I recommend Spiaggia di Maria Pia, with €25 for 1 umbrella and 2 loungers, which is fair. Where I live, they charge €50 for a terrible sea. Parking is a bit expensive, but that's okay. Lunch and then show up at the property only at 5 PM. The staff is truly patient, despite the typical rudeness of "YOU DON'T KNOW WHO I AM..."
LET'S GET TO THE CLEANLINESS: aside from the infamous carpet on the stairs in the central hall connecting the common areas, which I hope will be removed, HAVE YOU SEEN THE EXTENSION OF THE RESORT??? There isn't a speck of dust and it's spick and span. Where I've seen dirt, it's only the carelessness of the people who make a mess, not those who don't clean. For example, at one of the beach access points, a paper cup used as an ashtray, around the beach bar, on the outdoor lawn, cigarette butts... it's not the cleaners' fault, but the ones who throw them there. There are separate trash bins and cigarette ashtrays every two meters.
ROOM MAKE-UP: Do you change towels every day at your place? We also think about the environment; for decades, by leaving linens on the floor that need replacing, the staff knows they need to be changed.
CUISINE: Varied and constantly replenished buffet until the end of service, and here too I can't believe they had to put up signs to warn against refilling personal water bottles from the drink dispensers...they're always available!
The price of the stay and extras were perfectly in line, and if you can't afford it on vacation, you don't go... I waited eight years to go again and I'm enjoying a wonderful place. There's always room for improvement, but the experience depends on how you travel!
The staff is attentive, professional, and knowledgeable. I applaud them for countering the consequences of mass tourism, which often makes their wonderful work even more challenging.

We stayed from August 10th to 17th...our room was on the ground floor and was huge and clean...the food...truly special and high quality, everything else...entertainment and services...top!
